How Buying Direct Works
Every step of purchasing a home straight from the people who built it. The same protections as any home sale, with one less layer between you and a straight answer.
Most people who come to Temple View Commons have bought a home before, and nearly always with an agent handling the parts no one stopped to explain.
Here you buy directly from the builder. The person who walks you through the purchase is part of the same team that graded the lot and framed the walls. It is a different way to buy a home, and a reasonable one to have questions about. Who prepares the contract. How the title is handled. Whether you need an attorney. What the day of closing actually looks like.

The Process, Step by Step

The First Conversation
You start with Jarrod. He has been part of this community since the beginning, so there is no front desk and no handoff down the line. When you call, you are speaking with the person who knows the homes, the lots, and exactly where each one stands. Nothing here moves faster than you want it to.
Seeing Our Homes
Walk the model home. Stand in the kitchen, look out the windows, drive the streets and picture an ordinary Tuesday here. Jarrod walks it with you and answers the questions that rarely get asked in a crowded open house. Most people visit more than once before they decide anything, which is exactly how it should go.
Choosing Your Home and Lot
Once you have settled on a floor plan and a lot, we prepare the purchase agreement. It sets out the price, what is included, and the timeline in plain terms. There are no competing offers and no bidding against strangers. The price is the price, and every part of it is in writing for you to read at your own pace.
Reviewing the Contract
You are never expected to sign something you have not had examined. We provide access to a real estate attorney to review the agreement with you before you sign, so a professional reads every line on your behalf. If you would rather bring your own attorney, you are welcome to. The aim is an informed signature, not a quick one.
The Earnest Money
Your earnest money is not handed to us. It is held in a protected escrow account by the title company, the same neutral third party that handles closings on any home sale, and it is applied to your purchase at closing. You receive written confirmation of the amount and where it is held.
The Inspection
We encourage you to bring your own inspector. The home is new and built to current code, but you should never have to take a builder's word for that. An independent inspection is how confidence is earned rather than assumed. You are also welcome to walk the home with Eric, our construction manager, who can explain how it was built.
The Title Work
The title company handles the title, not us. They run the search, confirm the property is free and clear, and issue title insurance so the home becomes legally and cleanly yours. This is the same independent process behind any home purchase, with an agent or without one, and it exists to protect you.
Financing
If you are financing, you work with your own lender or one we can recommend, and they manage the appraisal and approval on their own schedule. We coordinate with them directly so the details do not fall to you. If you are paying cash, the path is shorter, and we walk it with you the same way.
The Final Walkthrough
Before closing, you walk the finished home once more with Jarrod. Anything that needs attention is noted and corrected before you sign. You do not close on a home that is not right, and because we built it, putting it right is something we can actually do.
Closing
Closing takes place at the title company and usually runs about an hour. You sign the documents, your funds and loan are settled, the title transfers into your name, and the keys are handed to you. From there you drive to your new home and walk through your own front door.
After You Move In
Your home comes with a builder's warranty, and beyond the paperwork, the people who built it are still here. An agent's work ends at closing. Ours does not. A question six months from now reaches the same number you have had from the start.

Where The Value Goes
When you buy directly, the money that usually goes to commissions and markups goes into the home instead. Quartz counters, a metal roof, an en suite bath in every bedroom. The features that normally arrive as extras are standard here, which is part of how homes start at $389,900.
It also means fewer people standing between you and a straight answer. You are not relaying questions through an agent who relays them to a builder. You are speaking with the builder, and when something needs explaining, the person who knows is already in the room.
None of this leaves you unprotected. As the steps above show, the safeguards that matter, the attorney review, the title company, the inspection, the escrow account, are all still in place. You simply are not paying a middleman to stand beside them.

Questions People Ask
Is it safe to buy without an agent?
Yes. Every protection an agent would direct you toward is still part of the process: an attorney reviewing your contract, an independent title company, title insurance, an escrow account, and a home inspection. Those safeguards come from third parties, not from the agent, so buying direct does not cost you a single one of them.
Who represents my interests?
The attorney reviews the contract on your behalf. The title company is neutral and works toward a clean transfer rather than for us. Jarrod's role is to make sure you understand each step, not to move you toward a signature.
What does buying direct cost me?
Nothing beyond the home itself, and likely less than you expect. There is no buyer's agent commission built into the price. You pay for the home, your closing costs, and your own attorney or inspector should you choose them.
Can I take my time?
As much as you need. Visit more than once, bring your family or your own advisor, and ask everything twice if it helps. No one here is working against a quota. The right home at the right pace is the only aim.
